San Diego Roofing Specialists

From Bankers Hill Mansions to North Park Bungalows

San Diego isn't one roofing market it's dozens. The Irving Gill mansions of Bankers Hill, the Spanish Colonial Revival homes of Mission Hills, the Craftsman bungalows of North Park and South Park, the modern condos downtown, and the coastal properties of La Jolla and Point Loma each demand a different conversation about roofing. We've been having those conversations across San Diego for over two decades.

Our portfolio includes the Long Waterman Mansion in Bankers Hill a National Historic Site that we re-roofed with GAF Grand Sequoia shingles, working carefully to maintain the building's integrity. That's the kind of project that takes a roofer who understands both modern systems and historic detail. We bring that same care to every San Diego home, whether it's a 1910 Craftsman, a 1950s ranch, or a brand-new build.

San Diego's Roofing Reality

From Salt Air to Century-Old Sheathing

San Diego presents the widest range of roofing conditions in California. Coastal homes in La Jolla, Point Loma, and Coronado deal with salt air corrosion that destroys lesser fasteners and flashing. Inland neighborhoods like Scripps Ranch and Mission Valley deal with marine layer humidity and intense sun. And historic homes across Bankers Hill, Mission Hills, and North Park sit on century-old sheathing that needs an experienced eye to assess properly.

We don't take a one-size-fits-all approach. Coastal jobs get stainless or copper fasteners and marine-grade underlayment. Historic jobs get extra time for tear-off, careful flashing decisions, and material specs that maintain the home's architectural integrity. Every project is backed by the GAF Master Elite system the strongest warranty in the industry.

Permits & Compliance

We Handle the San Diego Paperwork

San Diego City has specific permit rules for roofing and some surprising exemptions. Many simple reroofs don't require a permit at all (per Information Bulletin 123), but structural changes, sheathing replacement, or work on historic properties almost always do. We know the difference, and we handle every step.

Development Services at 7650 Mission Valley Rd

We pull permits through the City of San Diego's Development Services Department for any project that requires one and tell you upfront if yours doesn't.

Information Bulletin 123 Compliance

San Diego's official Renewal of Roof Covering bulletin defines exactly when permits are required. We follow it precisely so your project clears inspection the first time.

Historic & Mills Act Properties

If your home is in a Historic District or under Mills Act, additional review applies. We coordinate with the Historical Resources Board and provide the documentation they need.

CSLB License #897098

California state contractor license required by law and proudly displayed. Bonded, insured, and verifiable through the Contractors State License Board.

San Diego Roofing FAQ

Questions San Diego Homeowners Ask Us

Do I need a permit to replace my roof in San Diego?
Maybe not and this surprises a lot of homeowners. San Diego City's Information Bulletin 123 specifies that most simple reroofs are exempt from permits. However, permits ARE required when work involves replacing structural framing, sheathing/decking, or for projects on historic properties. We tell you upfront whether your specific project requires a permit, and we handle every step if it does. Either way, you don't deal with the city office.
How much does a roof replacement cost in San Diego?
It depends on the size of your roof, the material (clay tile costs significantly more than asphalt shingles), the complexity, and what we find when we get under the existing roof. A 1,200 sq ft Craftsman bungalow in North Park is a very different project than a 4,000 sq ft Mission Hills Spanish Colonial. We don't post prices online because it would be misleading every estimate we provide is free, itemized, and good for 30 days.
What does "GAF Master Elite Certified" actually mean for me?
Three concrete things: (1) Access to GAF's strongest lifetime warranties coverage you literally can't get from a non-certified roofer. (2) Verified by GAF directly through annual training, customer reference checks, and ongoing performance reviews. (3) Only about 2% of roofers nationwide qualify. For San Diego homeowners especially in historic districts where your home is a significant investment it's the difference between a guarantee that means something and one that's just paperwork.
My home is in a Historic District or has Mills Act status. Anything special I need to know?
Yes. Mills Act properties and homes in San Diego's designated Historic Districts (like parts of Mission Hills, North Park, and Bankers Hill) often require Historical Resources Board review for exterior changes and the materials you use can affect your Mills Act tax benefits. We've roofed multiple historic San Diego properties, including the Long Waterman Mansion in Bankers Hill. We know what's required, what's allowed, and how to document everything properly. Bring it up during the inspection we'll walk through it.
Can you really match my century-old roof tiles or shingles?
For partial repairs, we work hard to match and we're often successful with concrete tile and clay tile that's still in production. For older shingle styles, an exact match isn't always possible, but we can recommend the closest current GAF profile and a placement strategy (matching tiles on the most visible elevations). For full historic replacements, we'll discuss period-appropriate options that meet preservation standards while also delivering modern warranty coverage.
How long does a typical San Diego roof replacement take?
Most asphalt shingle replacements complete in 12 days. Tile roofs typically run 35 days due to the weight, labor, and care required. Historic properties or larger homes can take 12 weeks depending on the roof's size, complexity, and any preservation requirements. We coordinate carefully to minimize disruption the crew shows up on time, cleans up daily, and finishes when we say we will.
Do you serve coastal areas like La Jolla and Point Loma?
Yes. Coastal San Diego (La Jolla, Point Loma, Ocean Beach, Pacific Beach, Coronado) is core to our service area, and the salt air exposure means we use different material specs there stainless or copper fasteners, marine-grade underlayment, and tighter ventilation calibrations. Same Master Elite quality, location-appropriate materials.
Do you offer financing?
Yes. We work with EnerBank and Finance of America for residential roof financing most homeowners qualify for plans that spread the cost over 3 to 12 years with competitive rates. We'll walk you through options during the estimate visit.
