San Diego County Is Not One Climate, and Neither Is Your Roof
A roof twelve miles from the water lives a completely different life than one sitting in an inland valley. Salt air, marine moisture, UV load, Santa Ana wind exposure, and wildfire risk all change as you move east from the coast, and each one favors different materials, fasteners, and underlayment. Here is how we think about it before we ever quote a system.
Coastal Corridor
Carlsbad, Encinitas, Oceanside, Del MarSalt air quietly attacks the metal parts of a roof first. Fasteners, flashings, vents, and drip edge corrode long before the field material looks tired. Morning marine layer also keeps north facing slopes damp enough to grow algae and moss.

Sometimes the Tile Is Fine and the Problem Is Underneath
On a tile roof, the tile is rarely what fails. Concrete and clay shed the weather for decades, but the underlayment beneath is the actual waterproof layer, and older felt generally gives out somewhere around the twenty to thirty year mark. Marine moisture on the coast and UV load inland both push it toward the short end of that range. That is why so many San Diego County homes built through the 1980s, 1990s, and 2000s are sitting under perfectly sound tile and a failed membrane. A full tear off is often not the answer.
