Encinitas Roofing Specialists

Five Communities. Five Roofing Conversations.

Encinitas isn't one neighborhood it's five distinct ones unified into a single city in 1986. Each has its own physical character, its own housing stock, and its own roofing needs. The 1920s cottages along Coast Highway 101 in Old Encinitas need different care than the modern Encinitas Ranch builds inland. Leucadia's eclectic bungalows are nothing like Olivenhain's equestrian estates. Cardiff hillside cottages catch ocean spray that Olivenhain never sees.

Sequoia Roofing has been the trusted choice for Encinitas homeowners across all five communities for over two decades. We're owned and operated by Mike Rochholz, a midwest-raised craftsman who built this company on honesty, technical precision, and genuine craftsmanship. When you call us, we don't show up with a template estimate we show up with the right approach for your home and your neighborhood.

Historic-Home Care

The Old Encinitas Historic District includes 1920s cottages that need careful tear-offs and an eye for original detail. Our crews respect older sheathing, original flashing, and the character that makes these homes valuable.

The Coastal Reality

Six Miles of Pacific Coast Take Their Toll

Few cities in California sit closer to the ocean than Encinitas. Six miles of Pacific coastline means salt air, marine layer humidity, and ocean wind reach almost every neighborhood from the Neptune Avenue cliffs to inland Olivenhain. That exposure accelerates degradation on metal flashing, fasteners, and underlayment. Marine layer creates ideal conditions for tile efflorescence and shingle granule loss.

We don't spec for some imaginary climate. We spec for what coastal Encinitas actually deals with: stainless or copper fasteners, marine-grade underlayment, ridge ventilation calibrated for ocean breezes, and the GAF Master Elite system that backs it all with the strongest warranty in the industry. The result lasts. Your investment is protected.

Permits & Compliance

We Handle the Encinitas Paperwork

Encinitas requires building permits for roof replacements, and the city has specific fire-rating requirements that surprise many homeowners. As a fully licensed California contractor, we take care of all of it so your project moves smoothly from estimate to final inspection.

Encinitas Building Division at 505 S Vulcan Ave

We pull permits through Encinitas' Building Division (administered by InterWest) and coordinate the residential plan check process for every replacement project.

Class A Fire Rating Required

Per Encinitas Municipal Code, any roof where more than 50% is replaced within a year must use Class A fire-retardant roof covering. We spec only Class A materials by default.

CSLB License #897098

California state contractor license required by law and proudly displayed. Bonded, insured, and verifiable through the Contractors State License Board.

Coastal Zone Awareness

Many Encinitas properties especially in Cardiff, Leucadia, and along the coast fall within the Coastal Zone. We know which addresses need extra review and handle it as part of the job.

Our Encinitas Process

A clean four-step process built around your time and your home.

Encinitas Roofing FAQ

Questions Encinitas Homeowners Ask Us

Do I need a permit to replace my roof in Encinitas?
Yes. The City of Encinitas requires a building permit for residential roof replacements, processed through the Building Division at 505 S Vulcan Ave. Minor repairs typically don't require one. We pull every permit your job needs and handle inspections you don't have to deal with the city office at all.
What's this "Class A fire rating" requirement I keep hearing about?
Per Encinitas Municipal Code Chapter 23.12, any new roof or replacement covering more than 50% of total roof area within a one-year period must use a Class A fire-retardant roof covering the highest fire-resistance rating. This is a Wildland-Urban Interface protection requirement. The good news: all our standard installs use Class A materials by default, so this doesn't add cost or complication for most projects. We'll confirm the rating on your estimate.
How much does a roof replacement cost in Encinitas?
It depends on the size of your roof, the material (clay tile costs significantly more than asphalt shingles), the complexity, and what we find when we get under the existing roof. A 1920s cottage in Old Encinitas is a very different project than a 4,000 sq ft Olivenhain estate. We don't post prices online because doing so honestly would be misleading every estimate we provide is free, itemized, and good for 30 days.
What does "GAF Master Elite Certified" actually mean for me?
Three concrete things: (1) Access to GAF's strongest lifetime warranties coverage you literally can't get from a non-certified roofer. (2) Verified by GAF directly through annual training, customer reference checks, and ongoing performance reviews. (3) Only about 2% of roofers nationwide qualify. For Encinitas homeowners where home values often exceed $2M it's the difference between a guarantee that means something and one that's just paperwork.
My home is in the Old Encinitas Historic District. Anything to know?
Yes. The Old Encinitas Historic District contains 1920s-era structures with original sheathing, framing, and details that need careful work. We respect the architectural character while bringing modern roofing systems underneath. For exterior changes visible from the street, certain projects may need design review we'll flag this during the inspection so there are no surprises.
How long does a typical Encinitas roof replacement take?
Most asphalt shingle replacements complete in 12 days. Tile roofs typically run 35 days due to the weight, labor, and care required. Larger homes or complex roofs (steep pitch, multiple dormers, lots of valleys) can take longer. We coordinate carefully to minimize disruption the crew shows up on time, cleans up daily, and finishes when we say we will.
Do you serve Cardiff and Leucadia too?
Absolutely. Cardiff-by-the-Sea (92007) and Leucadia (north 92024) are core parts of our Encinitas service area. The coastal proximity means salt-air-resistant materials and proper fastener selection matter even more we handle both differently than we would for inland Olivenhain or New Encinitas. Same crew, same warranty, location-appropriate materials.
Do you offer financing?
Yes. We work with EnerBank and Finance of America for residential roof financing most homeowners qualify for plans that spread the cost over 3 to 12 years with competitive rates. We'll walk you through options during the estimate visit.
